You want to show clients that you're an expert in the area, and that they can trust your opinion of the location. 

Prepare some information for yourself, as well as your clients. Have a packet of pertinent information at the ready so that you can answer any of your client's questions. Printing them out buyer's packets can be a great way to give your clients something they can take home with them to review and learn more. 

There is no such thing as too much information when it comes to buying a home. This will allow the clients to venture through the home on their own without feeling that the realtor is hovering. 

This relaxed approach will come off much more natural and trustworthy than a salesman approach.
